Hillsborough is the other half of our home market. We buy inherited houses across Tampa — Seminole Heights, Sulphur Springs, West Tampa, Town ’n’ Country, Carrollwood — and out through Brandon, Riverview, Ruskin and Plant City. Many of the estates we handle here are a Tampa house inherited by children who moved to Pinellas, or the reverse.
Probate in Hillsborough County: the court and the clerk
- Court: Circuit Court of the Thirteenth Judicial Circuit, Hillsborough County
- Clerk: Hillsborough County Clerk of Court & Comptroller
- Courthouse for probate: George Edgecomb Courthouse, 800 E. Twiggs Street, Room 204, Tampa, FL 33602 (also the Plant City Courthouse, 301 N. Michigan Avenue, and the Brandon office at 311 Pauls Drive)
- Probate department phone: (813) 276-8100 (Clerk main line)
The Clerk requires an Acknowledgement of Venue form with every will deposited, and publishes a daily list of new probate filings. Hearings follow the probate judges’ procedures posted on the Thirteenth Circuit’s site. The attorney handles the filings (through the Florida Courts E-Filing Portal); you never have to appear in person for an ordinary estate.
Look up the house and the taxes
- Hillsborough County Property Appraiser — search the address to see the owner of record, the last deed, and whether a homestead exemption was in place.
- Hillsborough County Tax Collector — check for unpaid property taxes and tax certificates. Unpaid taxes become tax certificates, and certificate holders can apply for a tax deed sale about two years later — the one clock that doesn’t wait for probate.
We run both of these checks for every family who calls, at no charge, and explain what we find.
Short version: if you want the house sold, we pay for the probate and get the attorney working within 24 hours — call or text (727) 353-6206, or use the form.
Inherited houses in Hillsborough County
Tampa’s older neighborhoods are full of 1920s–1960s bungalows and block homes held by the same family for fifty years, often with unpermitted additions and deferred maintenance. Out in Brandon, Riverview and Sun City Center the houses are newer but the estates frequently involve a surviving spouse’s life estate or an out-of-state child serving as personal representative. We handle both routinely.
